Top First Time Homebuyer Programs!!!

First Time Home Buyer Programs

I receive alot of phone calls from first time homebuyers asking what sort of programs are out there for them, and while none of these programs are explicitly for them, they all have no or low downpayments which make it a great option for them! If you have any questions, please give me a call!

Programs:

1. 580-619 credit FHA- 3.5% downpayment. Buyer must have their own downpayment, which cannot be gifted. In alot of cases they will also need 2 months PITI in their bank account for reserves. We like to see 3 open and active tradelines that are roughly 12 months of age or more. We do NOT like late payments after a Bankruptcy. Needs rental history of on time, consistent 12 months of payments, verified either by a rental agency or cancelled checks. This program has the standard 2.25% Funding Fee, and lower monthly PMI than Conventional loans.

2. FHA- FHA is mistakenly thought of as, the First Time Home Buyer Loan. This program is wonderful because it accepts gifts from relatives and non-profit organizations for assistance with downpayment. The seller can contribute up to 6% of closing costs. There are fixed and adjustable rate options available. The maximum loan amount is currently set at $271,050 for most of Alabama on a 1 unit residence.

3. 203K Renovation Loans - Sometimes we can do these with a 580+ credit with the same requirements as above. The minimum loan size for these is $100,000. The 203K Renovation Loan, gives the borrower a chance to buy a house they really like and make some upgrades/improvements. The minimum downpayment is 3.5%, with the majority of the same rules as a standard FHA loan. However, if the property does not meet some of FHA's high property standards, they can be fixed using this loan.  

4. $100 downpayment FHA- The homes at  http://www.hooksvanholm.com/PropertyAlabama.aspx , qualify for $100 down! This is an awesome way for a first time home buyer to purchase a home.

5. Fannie Mae Homepath- Most of the homes at www.homepath.com qualify for our Homepath program! (We do not like homes that have the right of redemption still tied to it.) This is a 3% down program!  Your monthly payment will not have PMI and there is no appraisal with this program! If you can find a house on this website, it is less costly than FHA because it does not have the Funding Fee, the monthly mortgage insurance payment, lower downpayment, and no appraisal fee!

6 . USDA- We are still funding USDA's! USDA is a 0% downpayment loan, that allows borrowers to purchase a home affordably! Typically the minimum FICO score is 620 and the home must meet eligibility requirements set by USDA. The best place to find a house that qualifies for this program is in Limestone County. We are using 3.5% for the Guarantee Fee. If the Guarantee Fee comes in less, we will issue a credit to the borrower.
